The island splits into two distinct project types. The condo towers along Crandon and Ocean Drive bring kitchen and bath renovations, closet build-outs, and media walls, all governed by association rules on working hours, elevator use, and floor protection. The single-family homes on the interior streets and the waterfront bring larger scopes — full kitchens, libraries, and outdoor cabinetry.

Outdoor living carries more weight here than almost anywhere else we work. Covered terraces, summer kitchens, poolside storage, and shaded dining areas are treated as primary rooms, and they need exterior systems throughout rather than interior cabinetry with a tougher finish.

Delivery planning is part of the job rather than an afterthought. We size components to fit the elevators, schedule around the causeway, and stage installations so a crew is never standing on the island waiting for a second truck.

Island projects punish poor planning more than mainland ones. A missing part is not a thirty-minute errand, and a rejected delivery can cost a day. We plan accordingly.

• Marine-grade fittings as standard. Stainless hinges, slides, and latches specified for salt exposure rather than upgraded on request.
• Finishes rated for hard light. Systems chosen to hold color under direct, water-reflected ultraviolet.
• Building logistics handled. Loading dock windows, elevator reservations, and association working hours arranged in advance.
• Outdoor rooms built properly. Terrace and summer-kitchen cabinetry in exterior-rated systems throughout.
• Complete deliveries. Components sized to the elevators and staged so installation runs in one visit.
